The Process of Design and Building There are typically 6 standard phases of work for a design project. We can structure a full-service plan with you or use an a la carte menu method. Phase 1 - Conceptual Scope. What is the project? This is where we provide design sketches, images, and ideas that define in abstract terms the parameters of the project and interpret the client's needs. We also survey and document existing conditions. Phase 2 - Schematic Design. What is the form? This is where we design a functional layout and spatial configuration, using drawings to consider formal options. We define in physical terms the parameters of the project. Phase 3 - Design Development. How does it function? This is where we design with precision all functions and forms, creating plans and elevations with critical dimensions. We describe the project in enough detail to communicate with other building specialists and engineers. Phase 4 - Approvals/Permit. Does it work? This is where we prepare drawings for the department of buildings (if applicable) and assist expeditors with documents. We work with clients on the construction schedule and work towards getting bids. Phase 5 - Construction Documents. How do the parts fit? This is where we prepare a full set of construction documents, specifications, details, schedules, materials, and fixtures. We finalize all documents and send drawings out to bid. Phase 6 - Administration/Completion. Is the vision realized? This is where we visit the job site during construction, define any changes to the scope of the work as work progresses, and oversee the finished physical product. Our fee structure and payment corresponds to these 6 phases. However, we are flexible and work to outline a particular scope that relates to you and your specific project needs.
